HOA Software for Washington Boards
Washington HOAs are moving to a single statute: the Washington Uniform Common Interest Ownership Act (WUCIOA, RCW 64.90). The Good HOA helps WA self-managed boards handle budget ratification, reserve planning, meeting notice, and records requests — 100% free for your HOA.
What Washington HOA boards need to comply with
Washington Uniform Common Interest Ownership Act (RCW 64.90). WUCIOA governs Washington communities created on or after July 1, 2018; older HOAs currently fall under the Homeowners’ Association Act (RCW 64.38). Under 2024 legislation (SB 5796), RCW 64.38 is repealed and WUCIOA applies to every common interest community starting January 1, 2028.
- Deliver the proposed budget to owners and hold a ratification meeting; the budget takes effect unless owners holding a majority of the association’s votes reject it.
- Keep a reserve study, update it annually, and have a reserve study professional update it from a site inspection at least every third year, unless an exemption applies.
- Open board meetings to owners with advance notice and time for owner comment; executive sessions are limited to the grounds the statute lists.
- Retain the association records RCW 64.90 lists and make them available for owner examination and copying.
This is general information, not legal advice. Self-managed boards should review the statute and their governing documents with counsel before making compliance decisions.
