HOA Software for Florida Boards

Florida HOAs operate under Chapter 720 of the Florida Statutes, with overlapping condo rules where applicable. The Good HOA gives FL boards the records, voting, and financial transparency the statute expects — built for self-managed communities, not third-party managers.

What Florida HOA boards need to comply with

Florida Homeowners’ Association Act (Fla. Stat. ch. 720). Chapter 720 governs Florida HOA powers, meeting notice, financial reporting, and dispute resolution. The 2024 amendments added new transparency duties around official records and director education.

What Florida Homeowners’ Association Act covers

Official records (§720.303)

Official records must be made available for inspection within 10 business days of a written request. Since January 1, 2025, associations with 100 or more parcels must also post specified records — governing documents, budgets, financial reports, contracts, and meeting notices among them — on a website or app that owners can reach.

Meetings and notice (§720.303(2))

Notice of every board meeting is posted conspicuously at least 48 hours in advance. When the board will consider a non-emergency special assessment or a rule about parcel use, notice is mailed or delivered and posted at least 14 days before the meeting.

Financial reporting (§720.303(7))

The association prepares an annual financial report within 90 days after its fiscal year ends. Whether that report is a cash statement, compiled, reviewed, or audited depends on the association’s annual revenue.

Fines and suspensions (§720.305)

Before a fine or suspension takes effect, the owner receives at least 14 days’ written notice and an opportunity for a hearing before a committee of at least three members who are not board members, officers, or employees of the association.

Director education (§720.3033)

Newly elected or appointed directors complete the state-required education within 90 days, and the 2024 amendments added annual continuing education. Condominium associations answer to a separate statute, Chapter 718, with its own records, reserve, and inspection rules.

This is general information, not legal advice. Self-managed boards should review the statute and their governing documents with counsel before making compliance decisions.
