HOA Software for Arizona Boards
Arizona HOAs are governed by the Planned Communities Act in Title 33 of the Arizona Revised Statutes. The Good HOA gives AZ self-managed boards the meeting records, violation history, and member communication the Act expects — 100% free for your HOA, without a management-company contract.
What Arizona HOA boards need to comply with
Arizona Planned Communities Act (A.R.S. §33-1801 et seq.). Title 33, Chapter 16 governs Arizona planned communities (condominiums fall under the separate Condominium Act). It requires open board meetings with member comment before votes, sets records-access duties, and conditions fines on notice and an opportunity to be heard — owners can take disputes to an administrative hearing through the Department of Real Estate.
- Hold board meetings open to members with advance notice, and let members speak on an agenda item before the board votes on it.
- Make financial and other association records available for member examination within the statutory deadline, withholding only the categories the Act exempts.
- Impose fines only after notice and an opportunity to be heard, and answer a member’s written response to a violation notice with the details the statute requires.
- Get member approval before raising the regular assessment past the Act’s annual cap.
This is general information, not legal advice. Self-managed boards should review the statute and their governing documents with counsel before making compliance decisions.
