Management certificate
A management certificate is a Texas filing, required by Chapter 209 of the Texas Property Code, that each property owners' association records in the real property records of every county where the community sits. It identifies the subdivision and its recorded plat, the association's name and mailing address, the name and contact details of the person or management company running it, and where the dedicatory instruments are recorded.
Its purpose is practical: title companies and buyers use it to find out whom to contact for resale certificates and payoff figures. An association must record an amended certificate within a short window after any of that information changes, and a missing or stale certificate can limit the collection costs the association may recover.
Self-managed boards should refresh it whenever officers or the mailing address change.
